Bravo Studios Screening Criteria

Before applying to lease a studio we require:

  • No application will be accepted until all potential renters in your party have seen and completed a walkthrough or virtual tour of the property with a representative of Bravo Studios LLC. In instances where there is delayed scheduling of tours for more than 24 hours for any reason by Bravo Studios LLC and multiple preliminary applications are received through Zillow during this delay - order of submitted qualified application materials via Zillow will be used to establish priority and all preliminary applicants will be contacted within the same half hour period to offer tours and 3 tour dates including the date of this message will be allowed for touring or virtual touring of these preliminary applicants to meet this requirement. The earliest qualified preliminary applicant who has completed a tour after these 3 dates will be offered a lease.
  • Applications remain preliminary until the required tour is completed. We understand that plans change. Applicants who miss a tour should promptly confirm their continued interest and request rescheduling. Additional appointments may be offered based on communication, scheduling availability, and the active tour queue. Repeated no-shows or failure to respond may result in no further appointments. Reasonable accommodations remain available.
  • Once you have reviewed the unit and want to move forward, submit the Zillow application. TransUnion SmartMove is available as an alternative upon request.
  • General Guidelines: An application must be completed for every occupant 18 years and older

Any screening fee is paid directly to the selected third-party provider. Bravo Studios LLC does not collect an application fee. We accept comprehensive reusable tenant screening reports through Zillow. TransUnion SmartMove is available upon request. If an application is denied or approved with conditions—including a qualified guarantor, increased deposit, last month's rent or other additional prepayment, increased rent, or another adverse condition—we will provide a written adverse-action notice stating the reasons. When a consumer report contributed to the decision, the notice will identify the consumer reporting agency and state that the agency did not make the decision, along with the applicant's rights to dispute the information and obtain a free copy of the report from the agency within 60 days. We use consumer reports from:

  • Applicant(s) must be able to pay the required deposits(s) and rent at the time of approval and signing of lease agreement.
  • Applications must be fully completed with no false or material misstatements or material omissions for all potential occupants of a studio to be considered complete. Incomplete applications will be denied.

Completed applications are date- and time-stamped and screened one at a time in the order received under Seattle's First-in-Time requirements.

  • Applicants may request additional time to complete an application when language interpretation or translation is needed for meaningful access, or as a reasonable accommodation for a disability. We will explain how an approved request affects the application's receipt date and place in line.
  • If we request supplemental information not listed in these criteria for an otherwise complete application, we will allow at least 72 hours to provide it. Information supplied within the stated period preserves the application's original completion date and time.
  • The first qualified applicant will have 48 hours after the offer is made to accept it. The offer will identify the steps required to accept and secure the unit.
  • Applications may be submitted through Zillow, or through TransUnion SmartMove when requested. All supporting documents, including identification, bank statements, and tax returns, must be submitted through the Zillow application or Zillow Messages. First-in-Time priority is based on the date and time the complete required application package is received.
  • A current state- or government-issued photo ID must be submitted through the Zillow application or Zillow Messages.

Income Requirements

  • Gross lawful, verifiable monthly household income must equal at least 2.5 times the applicant-paid portion of monthly rent after any subsidy. Employment is not required. We accept equivalent documentation appropriate to wages, self-employment, benefits, pensions, vouchers, assistance, assets, contracts, or other lawful income sources.
  • The combined minimum monthly payments for debts reported for all applicants, excluding the proposed rent, may not exceed 25% of combined gross lawful, verifiable monthly household income.
  • If the income requirement is not met, an approved co-signer may be added to the lease in place of this requirement (see approved co-signer qualifications section of criteria).
  • Income verification documents—submitted through the Zillow application or Zillow Messages—may include recent pay stubs, an executed offer letter or contract, bank or asset statements, tax returns, benefit or pension statements, voucher or assistance documentation, or other reliable records appropriate to the lawful income source used to qualify.

Public Records & Rental History

Rental and mortgage history for the prior three years is evaluated only under the specific criteria listed below.

  • Provide contact information for each housing provider covering the prior three years. If a housing provider cannot be reached, equivalent records such as leases, rent ledgers, canceled checks, or mortgage statements may be submitted.

If there is no rental history an approved co-signer (see approved co-signer qualifications section of criteria) may be added to the lease in place of this requirement.

  • During the prior three years, no uncured written comply-or-vacate notice for a material lease violation and no rent or mortgage payment received more than five calendar days after its contractual due date.
  • An applicant does not qualify if a reportable unlawful-detainer action filed against the applicant appears in a housing-court record, except where applicable law prohibits consideration of that record.
  • Eviction history will not be considered for the time period of the City of Seattle State of Emergency and six months following unless the eviction is due to actions by the tenant constituting an imminent threat to the health and safety of neighbors, the landlord, or the tenant or landlord's household members.

Credit History

  • Each adult applicant must meet the credit-history requirement. A credit score reported through Zillow or a TransUnion SmartMove ResidentScore of 645 or higher meets this requirement.
  • An applicant with a score between 595 and 644, or no reported score, meets this requirement with an approved co-signer (see approved co-signer qualifications section of criteria).
  • An applicant with a score below 595 does not meet the credit-history requirement.

Approved Co-Signer Qualifications

A co-signer's application and supporting documents must be submitted through the designated application process for verification and approval.

The co-signer will be Approved if ALL of the qualifications below are met:

  • 1 year of valid and verifiable rental or mortgage history with no late payments or evidence of home ownership free of debt.
  • Minimum Experian credit score of 725 with all credit accounts in good standing.
  • Income verification: Co-signers may use the same lawful income sources and equivalent supporting documentation described above.
  • Income: Gross lawful, verifiable monthly income must equal at least 4.5 times the monthly rent.

Alternative Identity, Credit & Rental-History Documentation

We verify identity, not citizenship or immigration status. Applicants without a Social Security number, U.S. credit file, or conventional rental history may use the same published alternative identity, income, credit, and rental-history documents available to every applicant.

Policies Summary

  • No parking on site available, RPZ parking zone 6 parking available through the City of Seattle.
  • Pet Policy: Small dogs under 15 pounds and cats are allowed with a $200 pet damage deposit and a pet addendum to the lease.
  • Service and other assistance animals are always permitted with appropriate documentation and/or an apparent disability-related need.
  • No smoking allowed in the building and on the premises.
  • Zero tolerance on illegal drug & alcohol related activity.
  • An application may be rejected due to the unavailability of the property. Even well-qualified applicants may be denied if another application for the property has already been approved. Please inquire about lease-start window availability for a specific unit before applying.
  • Occupancy limits vary by unit and are determined under applicable Seattle housing, building, and fire-safety requirements. If more than one person will occupy the unit, please consult a representative of Bravo Studios LLC about the specific unit before applying.
  • Utility Fees:
  • Water - Sewer - Garbage - Hot Water Heating: $85 per occupant. Water use measured via submetering and excessive use subject to a surcharge as defined in the lease agreement.
  • Electric: An account with Seattle City Light will be in your name for the unit.
  • High speed internet available via Lumen (CenturyLink) and can be set up immediately with directions in unit.

Notes:

  • Bravo Studios LLC may change criteria over time. The criteria in effect at the time a completed application is submitted will be used to determine eligibility, and applications will be evaluated in the order received as required by Seattle law. Applicants are encouraged to apply even if they do not meet every criterion; any denial or conditional approval will be explained in the required written adverse-action notice.
  • SMC 14.09 Fair Chance Ordinance prohibits criminal history screening. Prospective tenants are encouraged to check the sexual offender registry regularly and take precautions they deem necessary. Any criminal background check provided as part of an application is unsolicited and will not be considered as part of the application eligibility, as required by Seattle Ordinance.
